Toledo Automations LLC is a small Ohio company run by James Walsh. We're based in Holland, Ohio, and we serve Toledo-area landlords and local businesses.
Who we are
Toledo Automations builds practical tools that take paperwork and missed calls off your plate. You deal with one person, James Walsh, by email. There's no call center and no sales team.
We started with the rules Toledo landlords deal with every year: the City's Lead-Safe Certificate and the vacant-home registry. They have firm deadlines and a lot of documents to keep straight. We also build missed-call text-back and AI call answering for small businesses that can't afford to lose a call.
What we do
Lead-Safe and vacant-home paperwork
You give us the intake information. We prepare a complete, ready-to-upload packet with a visual filing guide, check it, and remind you before deadlines. Then you file and pay the City yourself.
Business AutomationMissed-call text-back and AI answering
If nobody picks up, the caller gets a text, and you get the details so you can call back. $150 a month after a free 14-day pilot.

Useful tools for industrial engineering and maintenance teams. Coming later.
What we don't do
Being clear about this protects you:
- We are not lawyers, and nothing on this site is legal or tax advice.
- We are not lead inspectors. You pick any City-registered inspector, and they do the inspection.
- We are not the City of Toledo and are not affiliated with it. The City decides whether a certificate or registration is approved.
- We never act as your agent, never file in the City portal for you and never pay City fees for you.
- We never ask for your City portal password.
- We are inspector-neutral and take no referral fees from inspectors or contractors.
