Lead-Safe Certificate

You get a complete Lead-Safe packet, ready to upload, and a visual guide for filing it with the City.

Need a Lead-Safe Certificate? We can help. Give us the intake information — we'll do the rest.

Is your rental built before 1978?

Older Toledo rentals need a Lead-Safe Certificate from the City.

Before: a City deadline and a stack of inspection documents to figure out. After: a complete packet and a visual filing guide, ready for you to upload in your own City portal.

You pick any City-registered inspector, and you file and pay the City. We never ask for your portal password.

In plain terms

Who it's for: you own a Toledo rental built before 1978, and the City wants a Lead-Safe Certificate on file by your phase deadline. The map above shows your date.

What we do for you

  • Tell you if the rule applies and when your deadline is
  • Build a complete, ready-to-upload packet from your intake and your inspector's documents, then a person double-checks it
  • Send a visual filing guide, step by step
  • Remind you before your 5-year renewal

What you still do

  • Pick any City-registered inspector and pay them directly (the City says about $400)
  • Send us the inspector's documents when they're done
  • Upload the packet in your own City portal and pay the City $25 per unit

What we never do

  • Ask for your City portal password
  • File or pay the City for you, or act as your agent
  • Inspect, or take referral fees from inspectors
  • Give legal advice

Vacant-Home Registry Help

You get a prepared vacant-home registration worksheet, a completeness check, and reminders through the January deadline — then you file and pay the City.

Do you have a vacant home in Toledo? The City requires you to register it within 30 days of it sitting empty, and again every year by January 31. Skipping it can bring a Notice of Liability and fines. We can help with that.

Before: another January deadline that's easy to miss. After: we remind you, prep and check the forms, and you file and pay the City.

An empty house in Toledo has to be registered with the City every year. We remind you, prep the forms and check them before you file. You file and pay the City.

Swim lanes showing what you do, what we do, and what the City does for vacant-home registration.

In plain terms

Who it's for: you own a house in Toledo that's sitting empty. The City wants it registered within 30 days of going vacant, and renewed every year by January 31.

What we do for you

  • Tell you if your empty property needs to be registered, and by when
  • Fill in the registration worksheet with you and check it for the gaps the City tends to send back
  • Send dated reminders every January and for any waiver dates

What you still do

  • File in your own City portal, one application per building
  • Pay the City $100 per building per year ($50 with an approved waiver)
  • Name your local agent. It can be you if you meet the City's rules

What we never do

  • Act as your local agent
  • File or pay the City for you
  • Ask for your City portal password
