Lead-Safe Certificate

Do I need a Lead-Safe Certificate?

Older Toledo rentals need a Lead-Safe Certificate from the City. Rentals built before 1978 are covered, with deadlines phased by census tract. Look up your address on the Landlord Compliance page to see your phase and date. The City makes the final call.

What do I get from you?

You get a complete Lead-Safe packet, ready to upload, and a visual guide for filing it with the City. Give us the intake information and we do the rest of the paperwork.

What will it cost me at the City?

The City charges $25 per unit, paid by you in your own City portal. Your inspector bills you directly; the City's page says an inspection costs about $400 in Toledo. Our fee is separate, and we confirm it with you before any work.

Do you do the inspection?

No. An Ohio-licensed, City-registered lead inspector that you choose and pay does the inspection and the clearance report.

Do you recommend inspectors or get paid by them?

No. We are inspector-neutral and take no referral fees from inspectors or contractors. We share the City's public list and you pick.

Who files with the City?

You do, in your own account on the City of Toledo permit portal. We assemble the complete packet and send a visual filing manual with screenshots and arrows. We never ask for your portal password or file as your agent.

Why not just have my inspector handle it?

You absolutely can. Owners usually come to us when they own several properties and want one place that tracks every phase deadline and 5-year renewal, or when they want a complete ready-to-upload packet plus a visual filing manual so filing in the City portal is easy the first time.

How long does a certificate last?

Usually 5 years, or 20 years after abatement or with no lead paint. A renewal application is due at least 30 days before it expires. We send reminders.

My rental is owned by an LLC or a trust.

The City asks LLC and trust owners to name a person responsible for the property. Have that name ready when you file.

I live outside Lucas County. Anything different?

The City requires owners outside Lucas County to name a Lucas County agent, who must be a person 18 or older. We don't act as anyone's agent.

For lead inspectors

I'm a City-registered lead inspector. Are you competing with me?

No. We don't inspect, test or certify anything. The landlord hires and pays you directly, the same as always. We only handle the paperwork after your report is done.

Which of my documents do you use?

The landlord sends us your signed clearance report, lab dust-wipe results, chain of custody, labelled floor plan, exterior photos and sampling dates. We put them into a complete packet. We never interpret or change your documents.

Do you refer landlords to inspectors or take referral fees?

No. Landlords pick any City-registered inspector from the City's public list. We take no referral fees from inspectors or contractors, and we don't run a directory or partner program.

Vacant-Home Registry

When does a vacant home need to be registered?

The City code says to register within 30 days after a building becomes vacant, then renew every year by January 31.

Who files it?

You do, online in the City's permit portal. There is one application per building. We prepare and check your paperwork first and send reminders.

What does the City charge?

$100 per building per year, paid to the City in the portal once your application is approved. With an approved waiver you pay $50. Our fee is separate.

Can you be my local agent?

No. We never act as anyone's agent. The City code calls for a natural person, 21 or older, with an office or residence in Lucas County or an adjacent county. You may name yourself if you meet those rules.

Missed-call text-back and AI answering

How does it work?

If nobody picks up, the caller gets a text, and you get the details so you can call back. After hours or when you're busy, an AI assistant takes the job details and sends you a summary by text or email.

Do I have to change my number?

No. You keep your existing number and forward calls to a dedicated line. Porting your own number in is an optional later upgrade.

What does it cost?

$150 per month after the free 14-day pilot. No card to start the pilot.

When do the 14 days start?

Carriers require businesses that text customers to register first, which can take from a few days to a few weeks. Your free 14 days start once texting is on.

Will callers know it's automated?

Yes. Every caller hears a short notice that the call is recorded and that they're talking to an automated assistant. It takes a message and passes it to you. It never quotes prices or arrival times.

Who gets texted?

Only people who just called you, with one reply to their inquiry. No marketing texts. Every text says "Reply STOP to opt out."

Engineering applications

When will the engineering tools be available?

The Industrial HMI tool and the Plant-floor phone app are both coming later, and downloads are coming soon. Use Get notified on the Engineering page and we'll email you when there's news.

About us and this site

Is this legal advice?

No. Toledo Automations coordinates paperwork and sends reminders. We are not lawyers, not lead inspectors and not affiliated with the City of Toledo. The owner stays responsible for compliance, and the City decides.

Will you ever ask for my City portal password?

No. We never ask for, hold or use your City portal password, and we never log in as you. If anyone claiming to be us asks for a password, don't give it.

Can I pay online?

Not yet. Get started lets you pick a service and send us your details. No payment is taken on this site right now. James Walsh follows up by email with your next step.

Is the address lookup private?

As you type, suggestions come through our proxy from OpenStreetMap. The deadline and tract lookup uses this site's copy of public county address records. We do not save what you type.

Where are you based?

Holland, Ohio. We serve Toledo-area landlords and local businesses, and trade businesses anywhere for missed-call text-back.
