For lead inspectors

For Toledo lead inspectors

We don't inspect, and we don't compete with you. Your landlord clients hire you the same way they always have. We pick up after your clearance report: the paperwork and the City filing guide, so your client files the first time.

How it works with your clients

  1. The landlord picks you. Owners choose any City-registered lead inspector and pay you directly. We point owners to the City's public list. We don't rank, refer or recommend inspectors.
  2. You do the inspection and clearance, exactly as you do now.
  3. The landlord sends us your documents: the signed clearance report, lab dust-wipe results, chain of custody, labelled floor plan, exterior photos and sampling dates.
  4. We assemble the packet. We put your documents together with the owner's intake into a complete, ready-to-upload packet and a visual filing guide. A person double-checks it. We never interpret or change your documents.
  5. The landlord files in their own City portal and pays the City's $25 per unit fee. The City decides.

What we never do

  • Inspect, test, sample or certify anything.
  • Take referral fees from inspectors or contractors, or run a paid directory or partner program.
  • Ask for anyone's City portal password, or file as the owner's agent.
  • Edit, summarize or second-guess your report.

Why it can help your clients

Owners with several older rentals juggle phase deadlines, 5-year renewals and a stack of documents. When the paperwork is organized, filing goes smoother. If your client asks who can help with the filing side, you're welcome to send them to our Lead-Safe page. There's no arrangement between us and no fee either way.
